Home Staging Process

First Step: Consultation

I will do a complete walk through room by room, of your house, (approximately 2-3 hours). All recommendations for repairs, removal and reorganizing your home; will be detailed in a ‘Room Ready Handbook’ for you to keep.  This guide will be a reference for the preparation work or recommendations prior to showcasing your home.  

Fee: $225.00 

Second Step:  Recommendations (aka the Prep Work)

It is up to you, the homeowner at this point, to initiate as little or as much of the recommended preparations to your home.  With that being said remember, ‘people want a move in ready home and are willing to pay more money for this.’

If you the homeowner are willing to undertake the recommendations on your own or have friends or family who can help you out with these tasks (painting, small repairs, packing and storing) this will significantly reduce the cost of the overall project.  

If repairing, packing and cleaning are not what you wish to do, I will recommend qualified painters, handimen, cleaners whom you may hire to complete the recommendations.

Third Step: Showcasing

Once the recommendations are complete the house is ready for showcasing.  Myself along with an additional fully trained and CSP certified associate will arrive to ‘showcase your home’. In most cases there may be a team of two stagers present on showcase day.  This process will generally take a full day, depending on the requirements.  

We will rearrange furniture and accessories as necessary to showcase your home to its maximum potential. We will enhance features, display the natural beauty and natural flow of your home.  We will bring in additional accessories  (free for the first month, and a nominal fee will incur thereafter) as required to complement each room.   Your home will be a work of art, a dream home for that buyer of your home.   Now sit back and enjoy perusing the offers.

Fee: starting at $950.00*  

Includes:

• planning showcase layout
• sourcing accessories as required
• cataloguing inventory   
• showcasing or staging home
• destaging home after sale

*The cost of showcasing your home is dependant on the location, the size of home, the work to be implemented and determined upon individual property showcased.   The average price of showcasing a home is approximately 75 cents to $1.00 per square foot multiplied by the size of the home. 

The average cost of the complete staging process including consult, completing all recommendations and showcasing can range from .5-1% of the asking price of your home. 

 Remember, the cost staging your home is far less than the first price reduction or worse, no offers at all.
