What is Home Staging?
When you expect company to your home, especially for the first time, you want to look your best and your home to look it’s best. You put away toys or things around the house, you vacuum or mop the floors. You want your home to make a good impression on your guests. When selling your home, you need to have that same philosophy.
Home Staging has quickly become the buzz word in today’s Real Estate Market. Realtors and homeowners alike are realizing the benefits of staging a home for resale. It is not a luxury, it is a necessity when selling a home. Staging is dressing your home to appeal to a buyer’s eye, highlighting the features of your home and showcasing the house to it’s maximum potential.

When you bought your home it looked fresh, updated, uncluttered and ready for you to move in. Over time you have ‘made it your own’ with your personal taste of decorating, colours and collections. Now that you are looking to sell, it is time to redesign your home to appeal to a broad range of buyers. This means neutralizing the space, taking away a lot of personal items, allowing the potential buyer to envision themselves living in the home, rather than seeing how the the current homeowners live .

RESA (Real Estate Staging Association) surveyed homes indicate unstaged occupied homes were on the market for an average of 57 days, had not sold. Those same homes were taken off the market and staged and re-listed. Those properties on average sold after 6 days on the market after they were staged and re-listed which is 89% less time on the market.
Buyers want a house that is a home, that is move in ready. It is fresh, clean and spacious. The age of the home is not a factor in staging or resale. As long the home is well maintained and inviting you have appealed to the ‘buyer’s eye’. These features of a ‘move in ready’ home will ensure a quick sale for the best price.
Top three features for selling a home are:
- freshly painted walls
- organized storage space
- current flooring.
If a buyer sees that work need to be done on the home, ie. painting, small repairs, replacement of fixtures etc, their offer for the home is significantly reduced; and in most cases by several thousands of dollars from the listing price.

The old saying you need to spend money to make money is certainly the case in home staging. It can be as little or as much as your budget allows, but statistics show that a house that has been professionally staged will absolutely sell quicker and for more money that one that is not.
Upon our consultation, we will determine the cost of the project taking several elements into consideration. Each home staging project is individual.
- Is the home occupied or vacant
- The size of the home or space to be staged
- The scope of the work to be done
- The condition of the home
- Furniture and/or accessories rental (if applicable)
- If the homeowner to doing the prep work themselves or having the work contracted out.
The bottom line is… the cost of Home Staging is far less than the first price reduction or worse, no offers at all.
